Own an Agro Estate

Agro Real Estate Begins Here

India’s oldest path to generational wealth – finally institutional. You own the land. We grow the returns.

The Generational Case

Ask any Indian family where its oldest wealth began, and the answer is almost always the same: land. Gold sits in a locker. Apartments age. Businesses change hands. Land is the one asset Indians have trusted across generations — and the one asset that was never available in an organised, professionally managed form. Until now.
The asset your grandchildren will thank you for.
An Agro Estate is that inheritance, rebuilt for this century: freehold farmland in rising corridors, farmed by professionals, earning fully tax-exempt agricultural income while it appreciates. Arth Agro exists to make Agro Real Estate a recognised asset class in India – and to be the name it is recognised by.

The Structure: Two Documents, Complete Clarity (lead line): Most farmland investments ask for your trust. Ours invites your scrutiny

Every Agro Estate rests on two documents, and the separation between them is the whole point. The first is a registered Sale Deed: absolute freehold title, in your name, for a specific demarcated plot in a RERA-registered plotted development. Not a share. Not a unit. Not a pooled scheme. Land — with your name on the record. The second is the Farm Management Agreement, under which Arth Agro designs, cultivates, and markets the crop on your land. It is optional. It is revocable. If you ever want to farm it yourself, or simply hold the land, the deed does not care.
Your name on the land record. Our name on the work order.

The Returns: Two Engines, One Asset:

Engine one is the land itself. Our sites are selected through infrastructure intelligence — each location benchmarked against upcoming highway, rail and logistics corridor development – targeting an estimated 10–12% CAGR in land value. Engine two is the crop. Managed polyhouse cultivation of high-value produce targets an estimated 12–18% annual yield income on your investment. And here is the structural advantage no other asset class can copy: agricultural income is fully exempt from income tax under the Income Tax Act, 2025, and agricultural produce sits outside GST. What the farm earns, you keep.

Honesty Clause:

These are estimates, not promises. Agriculture carries real agronomic and market risk. Our protocols, crop diversification, and contracted market linkages exist to manage that risk – never to pretend it away. We would rather under-promise on a real asset than over-promise on a brochure.

The Oversight: From 'Trust Me' to 'Track Me':

You should never have to wonder what is happening on your land. Satellite NDVI imagery shows you crop health from space. CCTV shows you the farm floor, live. Digital harvest logs show you every kilogram that leaves the gate. And your agreement carries audit rights – because transparency that cannot be tested is just decoration.

Who This Is For:

Professionals and business owners seeking a tangible asset with tax-efficient income. Families who always wanted land but never wanted the headache. NRIs who want their money working in Indian soil – literally. If you have ever said ‘I’d buy farmland if someone trustworthy ran it’, this page was written for you.

Frequently Asked Questions

You own freehold land – you can sell it the way any landowner sells land, whenever you choose. The Farm Management Agreement does not lock your title; it can be revoked or transferred to the new owner.
No. That is precisely the division of labour. You bring capital and ownership; we bring agronomists, protocols, and buyers. You receive reports, not responsibilities.
No. You buy a specific, demarcated, individually registered plot – structured deliberately so that what you own is real property, not a financial product. The development is RERA-registered and the structure is built to stay on the right side of SEBI’s tests for collective investment schemes.
